A façade access strategy supporting architectural distinction

Located in Business Bay, this landmark residential high-rise in Dubai sets a new standard for luxury living through its sculptural form and highly articulated façade. Defined by flowing curves and staggered balconies, the architecture demanded early planning to ensure safe, efficient, and compliant façade maintenance throughout the building lifecycle. The bends and curves of the geometry had to be followed meticulously with the rail tracks, significantly increasing design and coordination complexity.

Engaging façade access specialists early ensured maintenance requirements were embedded into the design process rather than treated as a latestage constraint.

Rope Access Consultancy and Integrated Design Services

The client requested our consultancy services to develop a rope access solution with a strong focus on structural load transfer and system feasibility. Through our Integrated Design Services (IDS) approach, our team conducted a feasibility study that assessed access requirements, optimized system layout, and supported long-term operational efficiency.

IDS enabled close collaboration with the structural, site and project teams to coordinate structural reactions, minimize interface risk, and align the façade access design with applicable international standards. All proposed solutions were developed in accordance with EN795:2012, BS7883, and BS8610. This integrated process supported informed decision-making while reducing downstream design risk.

Façade Access Design Strategy

Abseiling system was selected to address the complex façade geometry. The CoxGomyl CG80 rail profile was proposed to meet both performance and architectural requirements. This façade access design allowed seamless integration with the building envelope while maintaining full façade coverage. The solution supports the desired façade access without introducing visual disruption or excessive structural interfaces.

Driving Efficiency and Value

Efficiency was improved through early collaboration with the client and consultants. With IDS, we were able to reduce overall lead time. Access locations were rationalized to select floors, improving operational efficiency while reducing material quantities. System scope was strategically divided, with stub bracket supply aligned with the steel contractor’s canopy works. This approach minimized interface risks and supported smoother future installation.

Overcoming Architectural Challenges

The curved façade and staggered balconies required precise planning to achieve complete coverage. The BIM used was utilized to calculate rail lengths and curvature requirements with a high level of accuracy. This ensured the access system followed the building form closely without compromising safety or performance. Validation by rope access end users confirmed safe operation, efficient installation, and long-term maintenance suitability.
