This project blends luxury hotel apartments with striking architectural features. However, its unique geometry and seaside location presented a challenge: how to ensure safe and reliable façade maintenance for years to come, while meeting international standards like EN795:2012, BS7883, and BS8610.
This landmark project demanded innovative façade access solutions. With the building’s height, projecting terraces, and marine-facing sides, a standard approach would not suffice. Façade Access Solutions worked closely with the architects and consultants to review initial concepts, refine the strategy, and design systems that combine safety, efficiency, and long-term reliability. The access equipment included standard abseiling rails, davits, anchors, and horizontal lifelines, selected for their proven performance in high-rise applications.
From the start, the team focused on making the access strategy both practical and safe. A detailed feasibility study ensured that every element aligned with the architectural vision while complying with international codes. In some areas, rope access rails were replaced with compact davits, simplifying installation and future maintenance coordination.
The final solution included abseiling rail tracks, roof- and parapet-mounted davits, soffit anchors for recessed areas, and horizontal lifelines, all engineered to meet EN795:2012 and BS8610 safety standards. Installation and coordination followed BS7883 guidelines, guaranteeing reliable operation and long-term durability.
The building’s terraces, irregular geometry, and two sides facing marine rocks and the open sea created significant challenges for full façade coverage. Façade Access Solutions worked closely with our local team based in Dubai and the architect team to validate the access strategy, ensuring safety, compliance, and alignment with the building’s design intent. The solution incorporated standard abseiling rails, roof- and parapet-mounted davits, soffit anchors for recessed areas, and horizontal lifelines in potential fall hazard zones.
A feasibility study by the IDS team enabled practical optimizations, including replacing rope access rails with standard abseiling rails where possible, reducing system footprint and installation time. Collaboration with rope access specialists validated the final layout, ensuring efficient installation, safe operation, and optimized performance. The client selected Façade Access Solutions for their technical expertise, timely guidance, and ability to design practical, integrated solutions for this landmark waterfront development.
Clear technical guidance, coordinated design support, and timely documentation allowed the project to advance smoothly through the design phase. By delivering a well-planned access strategy and optimized system layout, the team provided a solid foundation for long-term façade maintenance.
With experience across complex, high-rise developments, Façade Access Solutions continues to set the benchmark for safe, efficient façade access. Every system meets EN795:2012, BS7883, and BS8610 standards, giving clients peace of mind and practical solutions for ongoing maintenance.

Collette Want, who leads the UK Service, Refurbishment, Retrofit and Replacement (SRRR) department at Façade Access Solutions (FAS), has been shortlisted in two categories at the Inspiring Women in Construction & Engineering (IWCE) Awards 2026, organised by Construction News. She is recognised in the Inspirational Leader – Supplier and Excellence in Recruitment and Retention categories, with finalists now preparing for virtual presentations to the judging panel.
The shortlisting reflects a wider cultural transformation within the UK RRR team, where Collette has focused on strengthening safety culture, communication and employee engagement since taking on the role in January 2025.
Having spent close to two decades in the façade access industry, Collette stepped into leadership of the UK SRRR division with responsibility for operations, technical delivery, health and safety, sales and customer service. She quickly identified a challenge rooted in trust. Employees were reluctant to raise safety concerns because they did not feel their feedback would lead to change.
“I wanted people to know that when they told us something, we’d actually look into it, do something about it, and come back and tell them what happened,” said Want. “That’s what gives people the confidence to keep speaking up.” With support from her manager Martin Byrne and the wider leadership team, she began reshaping how concerns were handled, placing emphasis on transparency, accountability, and visible follow-through.
One of the first priorities was introducing clarity into how the team worked. Responsibility matrices were created collaboratively so that ownership, expectations, and commitments were clearly understood across office and field teams. This was supported by regular one-to-ones, structured workshops, and consistent management routines designed to remove ambiguity and build stability.
The Service Sync Up initiative became a key forum for alignment, bringing office and field teams together to share updates, challenges and performance insights. “Consistency builds communication and trust,” she said. “Over time, the teams became more aligned, with less blame and more collaboration.”
A central shift has been moving safety ownership closer to the front line. FAS introduced a digital health and safety reporting app, enabling field teams to log observations, hazards and near-misses in real time. These inputs are then reviewed through toolbox talks, weekly meetings and Quarterly Service Summits, ensuring issues are acted on, and lessons are shared. Collette is clear that the system only works because of what happens after reporting, not just the reporting itself. “That’s the bit I find most rewarding,” said Want. “When something raised on the front line ends up shaping how we work.”
The cultural shift has delivered measurable results across the department. However, Want says the most important change is behavioural: people now speak up earlier and more openly. “Concerns get raised and escalated instead of being held back. People feel heard,” she said.
A key part of the change has been how people are developed once they join the business. FAS has strengthened onboarding to introduce employees to the wider organisation, not just their immediate role, helping build cross-functional understanding from day one. “For me, that’s what matters most: people feeling they’ve got a fair chance, proper support, and a team around them that wants them to succeed,” said Collette.
Want is also passionate about encouraging more women into façade access, construction and engineering. While she believes progress has been made over the past 15 years, she acknowledges that outdated assumptions still exist about technical ability and site involvement. “You’re often up against an assumption that you won’t understand the technical side or want to go on site,” she said. “If you’re willing to learn and stay persistent, you prove quickly that isn’t true.” She credits mentors including her father, Barry Murphy, and Martin Byrne for supporting her development and encouraging her to take on broader responsibility across her career.
Looking ahead, Collette believes the industry’s future depends on sustaining openness, strengthening safety engagement and continuing to invest in people. “The more openly we talk about safety, the safer we become,” she said. “We’re not finished, but it’s starting to feel like the team owns the culture, not just management.” Her long-term ambition is cultural as much as operational.
“More than anything, what I’d love to change for the next generation is this: that one day we don’t talk about women in construction and engineering as something unique or special, because it’s just the norm. I’d like to think that those of us who’ve been through the change will have helped build an industry where women don’t have to prove they belong here, they just do,” she said, referring to women in construction and engineering. For Collette, the measure of success is simple: a workplace where people feel supported, trusted and confident to contribute, and where those contributions actively shape how the business evolves.

Located in Business Bay, this landmark residential high-rise in Dubai sets a new standard for luxury living through its sculptural form and highly articulated façade. Defined by flowing curves and staggered balconies, the architecture demanded early planning to ensure safe, efficient, and compliant façade maintenance throughout the building lifecycle. The bends and curves of the geometry had to be followed meticulously with the rail tracks, significantly increasing design and coordination complexity.
Engaging façade access specialists early ensured maintenance requirements were embedded into the design process rather than treated as a latestage constraint.
The client requested our consultancy services to develop a rope access solution with a strong focus on structural load transfer and system feasibility. Through our Integrated Design Services (IDS) approach, our team conducted a feasibility study that assessed access requirements, optimized system layout, and supported long-term operational efficiency.
IDS enabled close collaboration with the structural, site and project teams to coordinate structural reactions, minimize interface risk, and align the façade access design with applicable international standards. All proposed solutions were developed in accordance with EN795:2012, BS7883, and BS8610. This integrated process supported informed decision-making while reducing downstream design risk.
Abseiling system was selected to address the complex façade geometry. The CoxGomyl CG80 rail profile was proposed to meet both performance and architectural requirements. This façade access design allowed seamless integration with the building envelope while maintaining full façade coverage. The solution supports the desired façade access without introducing visual disruption or excessive structural interfaces.

Efficiency was improved through early collaboration with the client and consultants. With IDS, we were able to reduce overall lead time. Access locations were rationalized to select floors, improving operational efficiency while reducing material quantities. System scope was strategically divided, with stub bracket supply aligned with the steel contractor’s canopy works. This approach minimized interface risks and supported smoother future installation.
The curved façade and staggered balconies required precise planning to achieve complete coverage. The BIM used was utilized to calculate rail lengths and curvature requirements with a high level of accuracy. This ensured the access system followed the building form closely without compromising safety or performance. Validation by rope access end users confirmed safe operation, efficient installation, and long-term maintenance suitability.
This project demonstrates the value of early integration of façade access supported by our Integrated Design Services team in delivering effective façade access solutions for complex high-rise residential buildings. The coordinated engineering approach addressed challenging geometry while meeting relevant codes and operational requirements. The resulting rope access system provides a reliable and efficient long-term solution for premium residential developments.
Alimak Group has been recognized for innovation and sustainability with the 2025 Latour Sustainability Award for Manntech’s Articulated Mechatronic System (AMS). The award celebrates the company’s next generation Building Maintenance Unit (BMU) that delivers safer, faster, and more sustainable façade access for the world’s most complex buildings.
The Latour Sustainability Award was established in 2024 to honor measurable sustainability achievements across the Investment AB Latour portfolio. Alimak Group was selected for Manntech’s AMS, which achieved:
The AMS is an articulated, mechatronic BMU designed for safer and more sustainable building maintenance. Traditional BMUs often rely on heavy structures and rigid movement, which increases material use and CO₂ output. AMS offers a smarter solution through compact articulated arms that move precisely along façades. Its mechatronic design combines mechanical components with intelligent controls for smoother operation, improved reliability, and enhanced safety.
Installation is faster and simpler thanks to a modular and more efficient design that reduces the number of components lifted into place. This innovation drives a 40% reduction in assembly time, lowers loads on the building, and extends operational life. Operators also benefit from precise controls that allow safer and more confident work at height, improving both efficiency and sustainability.
Richard Horkavy, Vice President R&D, says:
“Winning the Latour Sustainability Award is a proud moment for Facade Access Solutions and a powerful validation of our approach to innovation. With the AMS, we’ve proven that it’s possible to rethink façade access with sustainability at the core—reducing CO₂ emissions, material use, and installation time, while enhancing safety and performance. We remain fully committed to continuing our journey of delivering smart, sustainable solutions that shape the future of our industry and support Alimak Group’s long-term environmental goals.”
This award reinforces Manntech’s role within Facade Access Solutions as a driver of sustainable progress in the facade access industry. It also reflects the strong partnership between Latour and Alimak Group and the shared commitment to long-term sustainable growth.
I started with Manntech NA in 2013. When Alimak Group acquired Manntech and Cox Gomyl in 2017 I moved to Texas from New Jersey to help with the merger transition for the companies, technicians and systems.
I am currently the Service Support Manager. I have 4 service coordinators reporting to me (2 on the Alimak Group side and 2 from Tractel). I am also the Sales manager for the South East United States.
I have always enjoyed getting to know my clients, through emails but most importantly over the phone. The fabulous part of my sales job (which I started this past September) is getting out to visit clients. It has been great to meet people in person that I have only had a virtual relationship for years with. I find that talking to clients (in person or on the phone) is much more personal than emails. The client feels that Alimak Group cares for them, their needs with this personal touch.
I had been a service coordinator for years. With the addition of Tractel to the Alimak Group family the responsibilities increased. I was promoted to Service Support Manager and hired the 2 Alimak Group service coordinators and have been working with the 2 Tractel coordinators to manage clients needs, scheduling of services, invoicing, etc. It is an ongoing job as we fully integrate the Tractel clients into the Alimak Group Salesforce system.
In 2019 a new Manntech BMU was installed in Houston, TX at the AIG building. It was the first time I was onsite to witness an installation of a BMU. Even more exciting because the lift was by helicopter. I was able to see all the work that is involved with knowing what parts can be lifted and the sequence to have them installed. I saw our technicians work tirelessly in the summer heat to piece the BMU together. Truly an awesome experience that not everyone in our business can be part of.
I’m thrilled to share that I’ve recently been promoted to RRR Manager (Refurbishment, Retrofit & Replacement) after 9 years with the company!
From day one, I’ve been involved in key projects, from the design phase and factory manufacturing to installation coordination, testing, commissioning and final handover. This hands-on experience has given me a 360º perspective of projects, allowing me to understand both client expectations and factory requirements, while prioritizing lead times and key milestones to achieve project success.
The opportunity to deliver innovative and sustainable solutions that truly make a difference, not only for our clients but also for the long-term performance of our equipment. Ensuring that our systems operate safely and efficiently for years to come is something I take great pride in. I also love the dynamic nature of my role. Working across all project stages while collaborating with our local offices, clients, and factory teams allows me to see the full impact of our work. But if I had to pick a single favorite moment, it would be the commissioning phase being on-site, witnessing a project come to life, and experiencing that incredible sense of accomplishment when everything runs smoothly.
I’ve had the privilege of working on iconic projects around the world, and choosing just one as my biggest achievement is nearly impossible. Each project has been special, not only because of its scale but because of the incredible teamwork that made it happen.
Some of the projects I’m most proud to have contributed to are:
Being part of these landmark projects has not only benefited our clients and company but has also reinforced my belief that great teams build great projects.
I specially remember one of my first projects, being part of Alimak Group, our team faced an unexpected technical challenge during commissioning of Seminole Hard Rock, concerned about potential delays, we all collaborated closely to quickly diagnose the issue and implement a solution on-site. Seeing the system operate flawlessly after overcoming that challenge was a testament to the power of teamwork, problem-solving, and shared expertise, the key elements behind every successful project and Alimak´s values.
Being part of Alimak Group has allowed me to grow professionally while contributing to cutting-edge solutions in the industry.
Excited for what’s ahead! Looking forward to leading key projects that extend the lifespan and enhance the performance of building access systems worldwide.
I am the General Manager of FA China & HSPS China. I joined the company in May 2008, and it has been an incredible journey ever since.
Working in a male-dominated industry, I’ve always focused on leading my team and overcoming challenges, without letting gender define my role. The sense of achievement we share after conquering these challenges is my favorite part of the job.
With 17 years in the BMU industry, my passion for the products and brands has become second nature. My family loves to travel, and with my frequent business trips, I’ve developed a habit of looking up at skyscrapers in every city I visit. I instinctively check the brands of the BMUs installed on them. When I spot one from a brand I’ve worked with, I feel an immense sense of pride.
I am incredibly proud of my stable, dedicated, and collaborative team we’ve built. Over 31.2% of the team has been with the company for more than 5 years, 10.4% for over 10 years, and 27% for more than 15 years. This longevity reflects the strong culture and commitment we’ve developed together.
Another accomplishment I value is living by one of my mottos: “Sincerity is the key to success.” A notable example of this is the Guangzhou Business Center project in 2020. After a lengthy tender process, we learned our competitor had a 90% chance of winning. In response, I immediately flew to Guangzhou and waited at the office of job owner – Star River Group to meet with their chairman, Ms. Huang. Despite her busy schedule, my persistence earned me a few minutes of her time. In those moments, I explained why Star River Group should choose us as their supplier. As the only direct-operated BMU company in China, we offered unparalleled advantages, including our whole SDE team with thousands of projects experience and the professional and experienced local project team, they are all stand behind Star River Group.
Ultimately, the chairman was deeply touched by our attitude and sincerity and finally rewarded the challenging order to us, in additionally, provided very good payment terms. To date, all 3 BMUs have been successfully installed and come into use, including the complex and largest of which weighs over 110 tons.
I started my BMU journey with Shanghai World Financial Center (SWFC) as a Project Manager, and it remains one of our key customers. By the time back SWFC was under construction, elevator access was extremely limited, and wait times were very long. To save time and increase efficiency, I often took the stairs. My personal record was climbing from B3 to the 54th floor – over 250 meters (the building stands at 492 meters). To this day, no one in the company has managed to break my record!
