This project blends luxury hotel apartments with striking architectural features. However, its unique geometry and seaside location presented a challenge: how to ensure safe and reliable façade maintenance for years to come, while meeting international standards like EN795:2012, BS7883, and BS8610.
This landmark project demanded innovative façade access solutions. With the building’s height, projecting terraces, and marine-facing sides, a standard approach would not suffice. Façade Access Solutions worked closely with the architects and consultants to review initial concepts, refine the strategy, and design systems that combine safety, efficiency, and long-term reliability. The access equipment included standard abseiling rails, davits, anchors, and horizontal lifelines, selected for their proven performance in high-rise applications.
From the start, the team focused on making the access strategy both practical and safe. A detailed feasibility study ensured that every element aligned with the architectural vision while complying with international codes. In some areas, rope access rails were replaced with compact davits, simplifying installation and future maintenance coordination.
The final solution included abseiling rail tracks, roof- and parapet-mounted davits, soffit anchors for recessed areas, and horizontal lifelines, all engineered to meet EN795:2012 and BS8610 safety standards. Installation and coordination followed BS7883 guidelines, guaranteeing reliable operation and long-term durability.
The building’s terraces, irregular geometry, and two sides facing marine rocks and the open sea created significant challenges for full façade coverage. Façade Access Solutions worked closely with our local team based in Dubai and the architect team to validate the access strategy, ensuring safety, compliance, and alignment with the building’s design intent. The solution incorporated standard abseiling rails, roof- and parapet-mounted davits, soffit anchors for recessed areas, and horizontal lifelines in potential fall hazard zones.
A feasibility study by the IDS team enabled practical optimizations, including replacing rope access rails with standard abseiling rails where possible, reducing system footprint and installation time. Collaboration with rope access specialists validated the final layout, ensuring efficient installation, safe operation, and optimized performance. The client selected Façade Access Solutions for their technical expertise, timely guidance, and ability to design practical, integrated solutions for this landmark waterfront development.
Clear technical guidance, coordinated design support, and timely documentation allowed the project to advance smoothly through the design phase. By delivering a well-planned access strategy and optimized system layout, the team provided a solid foundation for long-term façade maintenance.

In a year defined by innovation and responsible engineering, the Articulated Mechatronic System (AMS) proved that façade access can evolve into a greener and more intelligent solution. Sustainability became a core highlight for Facade Access Solutions when the AMS platform received the Latour Sustainability Award. This recognition reflects how this new system promotes energy efficient operations and supports building owners who aim to reduce environmental impact while improving façade maintenance safety and performance. More cities are demanding sustainable infrastructure and AMS is responding with measurable results.
The evolution of high-rise maintenance is increasingly defined by the balance between engineering precision and environmental stewardship. As cities demand sustainable infrastructure, the AMS responds with measurable results that challenge traditional maintenance methods. By reimagining the mechanical design of Building Maintenance Units (BMUs), this technology optimizes every stage of the lifecycle—from material sourcing and manufacturing to long-term on-site operations and digital system management.
Eco-Engineering Benchmarks
AMS stands as a major advancement in sustainable façade access. Conventional Building Maintenance Units require heavy materials and intensive assembly. It changes that approach with a streamlined mechanical design that uses about twenty percent less material and supports nearly thirty percent lower CO₂ emissions over its lifecycle.
By reducing material volume, the production phase becomes more efficient and transport weight drops which cuts energy consumption during delivery. Assembly is completed up to forty percent faster which lowers on-site disturbance and reduces operational resources. AMS also includes digital smart controls that guide façade movements with precision and support automated positioning. Remote diagnostics allow issues to be resolved quickly and often without long transport, which reduces downtime and contributes to lower operational emissions. These features help extend system lifecycle and support long term sustainable building performance.
The global adoption of AMS technology demonstrates that safety and engineered flexibility can align perfectly with modern environmental goals. Throughout 2025, the system was implemented across diverse urban landscapes, proving its ability to adapt to complex geometries and strict architectural constraints. From the vertical density of Frankfurt to the historic skyline of Chicago, these projects highlight how AMS provides reliable maintenance while minimizing a building’s overall environmental footprint.
Precision Engineering Profile:
The FOUR development in Frankfurt presented complex façade geometry and strict rooftop load restrictions. AMS solved these challenges using lightweight Type 6.1 BGUs configured with knuckle jib technology and intelligent motion systems. Multiple units cover the tower façades with smooth operation across slopes and recessed surfaces. Pre-programmed positions improve accuracy and reduce operator risk. The reduced unit weight allowed installation without large crane operations which lowered site disruption and fuel usage. AMS now enables reliable façade maintenance for one of Germany’s most ambitious mixed-use precincts.
Performance Breakthroughs:
At 52 Martin Place, the existing BMU was replaced by an AMS based system to support a reflective glass façade located above one of the busiest business districts in Sydney. The modular structure made elevator transport possible which avoided the use of heavy lifting equipment. This reduced installation emissions and costs for the building owner. AMS ensures precise façade coverage, reaching corners and curvature lines with ease. Maintenance cycles are more efficient, and asset care is improved without compromising the building’s appearance or green performance goals.
Smart Access Capabilities:
Park Hyatt Chicago required a sustainable access upgrade suitable for tight rooftop constraints and decorative architecture. AMS solved these restrictions through a BMU equipped with a telescopic jib and luffing mast that can clear parapets and reach recessed window lines. Automated launch and return functions replaced a multi-step manual deployment which increased safety and reduced operational time. The reduction in material and improved energy efficiency align with sustainability demands in city-center properties. With fewer manual interventions required, façade care is quicker, safer, and more resource conscious.
Heritage and Efficiency Highlihts:
Grosvenor Place received two AMS-powered knuckle jib BMUs as a full system upgrade. The new units provide extended reach, a five ton crane capacity, automated drop positioning, and remote monitoring for smarter service planning.
The system was installed while respecting strict height rules which helped preserve the iconic architectural profile. Better coverage and safer operating features now reduce time spent per drop, creating long-term efficiency gains. For a building with heritage value, AMS helps protect façade integrity while reducing maintenance footprint.
2025 demonstrated that Facade Access Solutions is shaping a more sustainable future for high-rise maintenance. AMS brings real value to owners who require safety, efficiency, and environmental responsibility in a single platform. With global adoption across complex buildings and landmark towers, the system helps reduce embodied material, lower CO₂ emissions, and optimize maintenance workflows.
As more building owners adopt systems like AMS, Facade Access Solutions is poised to help cities around the world lower operational emissions, extend building longevity, and ensure safer façade upkeep. The path forward for high-rise infrastructure embraces engineered sustainability, intelligent automation, and enduring value.
AMS is more than a product. It is a strategic investment in building performance and environmental responsibility. As we move into 2026 our commitment remains strong, we will continue to lead the industry with sustainable façade access solutions that meet the demands of modern architecture and global environmental goals.
